Fully Furnished Rental Properties
A rental arrangement essentially means that the international student will
pay a monthly fee to a landlord in order to let a property. The student then
becomes a tenant.
Fully furnished rental properties generally have basic furniture packages
including living area furniture (sofas, table and chairs) and bedroom furniture.
Some may include a desk.
When letting a property, the following considerations should be looked
at:
- Security Deposit/Bond – a bond of 4-8 weeks rent is generally requested,
repayable to the student once tenancy concludes (depending on general
state/condition of the property)
- Rent is generally payable one month in advance
- The student is responsible for the connection of electricity, gas, water
and telephone
- Tenancy periods are generally for 1 year, however 3-6 month periods can be
sought through StudyOasis. It is very difficult to get out of a tenancy
agreement. Resulting penalties include having to pay out the remainder of the
period, or being responsible for sub letting (letting property to someone
else).
- The student must purchase all necessary personal items including linen,
kitchen tools and utensils (etc)
- Students are able to share with other students, depending on number of
bedrooms required.
- It is encouraged to be within 30 minutes from the university of choice and
to ensure public transport is available close by.
Who Should Use Fully Furnished Rental Properties?
- Students who have met friends at university and decide to share a place
together
- Mature age students who understand requirements for self care
- Students who have used shorter term accommodation requirements initially
in order that the period of adjustment has been successful
Advantages of using Fully Furnished Rentals
- Can be an inexpensive option if sharing costs with fellow students
- Independence
- Peace and quiet for study (away from student apartments)
- Good longer term option if studying longer term courses
To Consider
Generally not a good option when first in Australia – it can be very lonely
and expensive.
The student is responsible for purchasing all personal requirements.
Can be difficult to navigate Australian rental agreements.
